Chimney Inspection in Deerfield
Deerfield is mostly postwar subdivision housing, built from the mid 1950s through the 1970s, and a large share of those homes have factory-built metal fireplaces rather than full masonry. That changes what an inspection is looking for. Instead of mortar joints and clay tile we are checking refractory panels, firebox seams, the chase cover and the manufacturer’s clearance to combustibles. Our chimney inspection covers both types and comes with photographs.
Chimney Repair in Deerfield
On the masonry side, the common chimney repair is water damage at the top: a cracked crown, a missing or undersized cap, and spalled brick in the top few courses. On the prefabricated side it is a rusted chase cover dumping water down inside the chase, which rots framing long before anyone notices a stain on the ceiling. Both are cheap to fix early and expensive to fix late.

When a 1960s house gets a new high-efficiency furnace, the old water heater is often left venting alone into a masonry flue that is now far too large for it. How do I tell if my fireplace is masonry or prefabricated?
Look inside. Masonry fireboxes are brick with mortar joints. Factory-built units have smooth refractory panels and a visible metal seam, usually with a manufacturer’s plate near the opening.
What is a chase cover and why does it matter?
It is the metal lid on top of a framed chase. Galvanised covers rust through in fifteen to twenty years and then water pours straight into the framing. Stainless replacements last far longer.
My furnace was replaced. Does the chimney need anything?
Often yes. A new high-efficiency furnace usually vents out a side wall, leaving the water heater orphaned in an oversized flue that now needs relining to the correct diameter.
Is a cracked crown urgent?
It is the single most common route for water into a chimney. Fixing it early avoids relining and rebuilding later.
Do you service gas logs?
Yes, including burner cleaning, pilot and thermocouple checks and venting inspection.

Flat rates as of July 2026: a chimney sweep is $335 with the Level 1 inspection included, a Level 1 inspection on its own is $205, the same rate covers a utility chimney serving a furnace or water heater, and a Level 2 inspection with a camera survey of the flue is $295. A fireplace liner runs roughly $200 per linear foot, so most complete liner jobs come in between $3,000 and $4,000. Masonry repairs are quoted in writing after inspection.
