Chimney Tuckpointing in Chicago and the Suburbs
Tuckpointing is the repair of the mortar joints between the bricks. The mortar is deliberately the weakest part of a masonry wall — it is designed to fail before the brick does, so that movement and moisture damage something cheap and replaceable instead of something expensive. On a chimney, which is exposed on all four sides and takes weather from every direction, the mortar gives out long before the rest of the house does.

How to Tell Your Chimney Needs Tuckpointing
The clearest sign is joints that have receded behind the face of the brick. Run a key or a screwdriver along a joint: if mortar comes away as sand, or the tool sinks in more than a quarter inch, the joint has failed. From the ground, look for dark gaps in the mortar lines, especially on the north and west faces, and sand or mortar crumbs collecting on the roof or in the gutters below the chimney.
Other signals worth acting on: white powdery efflorescence staining on the brick, which means water is moving through the masonry and carrying salts out with it; visible daylight through a joint; bricks that feel loose; and damp or staining on the interior wall or ceiling where the chimney passes through.
Why Chicago Weather Is So Hard on Chimney Mortar
Two things drive mortar failure here. The first is freeze-thaw cycling. Water absorbed into a joint expands roughly nine percent when it freezes, and the Chicago area runs through dozens of freeze-thaw cycles every winter. Each one opens the joint slightly, which lets in more water for the next one.
The second is exposure. A chimney has no roof over it and no adjacent wall shielding it, so it gets more rain, more wind-driven moisture, more direct sun, and wider temperature swings than any other masonry on the building. That is why the chimney needs tuckpointing when the rest of the brickwork does not, and why the top third of a chimney always fails first.
How We Tuckpoint
Good tuckpointing is mostly preparation. We grind or cut out the deteriorated mortar to a depth of roughly twice the joint width, typically three quarters of an inch, because shallow patching over failed mortar has nothing to bond to and comes out within a couple of seasons. The joints are cleaned and dampened so the new mortar does not lose its water to dry brick before it cures.
We then repoint with a mortar matched to the original in strength, composition, color, and joint profile. Strength matching is not cosmetic: modern Portland-heavy mortar is harder than the soft brick used in older Chicago homes, and when the mortar is harder than the brick, movement stress goes into the brick face and spalls it. On an older chimney we use a softer lime-based mix. The joints are then tooled to match the existing profile so the repair does not read as a patch.
Tuckpointing, Spalling, and Where It Stops Being Enough
Tuckpointing addresses mortar. It does not address brick that has already failed. If the faces are popping off the bricks, if bricks are cracked through, or if the chimney has visible lean or bulge, mortar work alone will not fix it — that is masonry repair, which involves cutting out and replacing individual brick, or a partial rebuild where the damage runs through several courses.
The judgment call is usually about extent. Scattered spalled brick in an otherwise sound chimney gets replaced individually. When more than roughly a quarter of the brick in a section has failed, rebuilding that section is both cheaper and more durable than replacing brick one at a time. Fix the Cause, Not Just the Symptom
Mortar joints on a chimney almost never fail for no reason. Nine times out of ten the water is coming from above — a cracked crown, a missing or undersized cap, or failed flashing where the chimney meets the roof. Tuckpointing without addressing the source means repointing the same joints again in five years.
When we quote tuckpointing we look at the whole top of the chimney and tell you what is feeding the problem. Where the brick has absorbed a lot of water, we also recommend a breathable masonry water repellent after the mortar has cured, which lets the wall dry outward while shedding liquid water. We do not use film-forming sealers, which trap moisture and make spalling worse.
What Tuckpointing Costs
Tuckpointing is priced by the section, not by a flat per-unit rate. What drives the number is how much joint has actually failed, how high on the stack it sits, and what the roof pitch allows for staging — three chimneys with the same brick count can price very differently. Timing and Season
Mortar needs above-freezing temperatures to cure, so tuckpointing in the Chicago area runs from spring through fall. Fall is a sensible time to have it done because the repair goes into winter fresh rather than spending a season absorbing water. If joints are open going into winter, capping and covering can buy time until conditions allow the permanent repair.
