A rebuild means taking the chimney down to sound masonry and building it back. It is the largest job we do on a chimney, and it is the right answer when the structure has deteriorated past the point where repairing pieces of it makes economic or structural sense.

Partial Rebuild vs. Full Rebuild

Most of the rebuilds we do are partial — everything above the roofline comes down and goes back up. That section is the most exposed part of the chimney and the first to fail, and the masonry below the roofline is often still sound because it is sheltered and stays warmer. A partial rebuild restores the weather-exposed portion, gets you a proper new crown and cap, and costs a fraction of a full rebuild.

A full rebuild takes the chimney down to the foundation or to the firebox and reconstructs it. That becomes necessary when deterioration runs below the roofline, when the footing has settled, when the structure has separated from the house, or when the flue system inside is beyond relining.

The dividing line is not a judgment call we make from the ground. It comes out of an inspection that includes a video scan of the flue and a close look at the masonry at and below the roofline.

When Repair Stops Being Worth It

Rebuilding gets recommended when any of the following is true. The chimney is leaning, bowed, or has separated from the house. Cracks run horizontally through multiple courses, which indicates movement rather than weathering. More than roughly a quarter of the brick in a section has spalled, at which point replacing units individually costs more than rebuilding and leaves a patchwork. The flue tiles are collapsed or displaced badly enough that a liner cannot be run. Or previous repairs have been stacked on top of each other and the structure is a composite of patches.

Short of those conditions, masonry repair and tuckpointing are usually the better value, and we will say so. A rebuild proposal from us comes with photographs showing why.

How We Rebuild

We start by protecting the roof and the interior, then dismantle by hand rather than mechanically — a chimney comes apart above a roof you do not want to damage, and the debris is heavy. Salvageable brick is set aside where the match matters.

Reconstruction uses brick matched to the original in size, color, and texture, and mortar matched in strength to the surrounding masonry. New flue tile or a stainless liner goes in as the courses go up, because it cannot be done afterward. We install new step and counter flashing woven into the roof rather than smeared over it, pour a proper reinforced crown with overhang and drip edge, and finish with a stainless cap. The site is cleaned and the roof is inspected before we leave.

What a Chimney Rebuild Costs

Most rebuild projects total between $2,000 and $6,000. We do not quote rebuilds by the brick, because brick count is the one thing that almost never decides the price. The upper end is where a tall multi-flue chimney, a steep or slate roof, three stories of access, or new clay flue tile rather than a stainless liner puts you. Rebuild pricing is driven by how much comes down, the size of the chimney and the number of flues, the brick specified, roof pitch and height, access for scaffolding or a lift, whether new flue tile or a stainless liner is used, and whether the footing needs work. A single-flue partial rebuild on an accessible ranch roof and a four-flue full rebuild on a three-story Victorian are different projects by an order of magnitude.

Because of that, we price each rebuild after an inspection and give you a written, itemized proposal. Estimates are free. Where a partial rebuild would buy you fifteen or twenty years, we will present that alongside the full rebuild rather than quoting only the larger job.

Insurance, Permits, and Documentation

Chimney rebuilds are permitted work in most Chicago-area municipalities and we pull the permits. Rebuilds are also frequently insurable when the damage was caused by a covered event — a storm, a lightning strike, a vehicle impact, or a chimney fire — though ordinary wear and long-term water damage generally are not covered.

Either way, documentation decides the outcome. We provide the inspection report, photographs, and an itemized scope in a form adjusters accept, and we are willing to talk to your adjuster directly.

Timing and What to Expect

Rebuild work is scheduled spring through fall because mortar needs above-freezing temperatures to cure. A partial rebuild above the roofline typically runs two to four days; a full rebuild can run one to two weeks depending on height, size, and weather. You will not have use of the fireplace during the work, and we will tell you in advance if any appliance venting into the chimney has to be shut down.

If we find a hazardous chimney in the middle of winter, we can take down the unsafe portion, cover, and secure it, then rebuild when conditions allow.
