Two Different Housing Stocks, Two Different Chimneys

Northfield’s homes fall into two groups, and that split shapes almost every chimney appointment here. Some houses date from the 1950s and 1960s. Others are much larger homes that replaced them over the last twenty years.

The original houses have masonry chimneys sized for a mid-century furnace and water heater venting together. Many also have a factory-built fireplace added later. The newer houses generally have sealed direct-vent gas appliances. These do not need sweeping, but they do need servicing: burners, ignition, glass and the vent termination outside. The Oversized Water Heater Flue

An oversized water heater flue is the Northfield finding homeowners least expect, and it has the most direct safety consequence. When a high-efficiency furnace is vented out a side wall, the water heater is often left venting alone into a chimney sized for two appliances. Exhaust that used to rise quickly now cools on the way up and condenses. That moisture attacks the liner and the mortar joints from the inside.

Typical signs include white staining and deteriorating joints inside the flue and soft mortar at the top. In the worst cases, a liner sheds debris into the flue, which can block the exhaust path. If venting fails, combustion gases, including carbon monoxide, can spill back into the home. The correction is a properly sized stainless steel chimney liner. We inspect the utility flue at the same rate as a fireplace, and we would rather find this before the furnace season than after.

Tree Canopy, Draft and What Gets In

Mature trees over a chimney can cause smoke problems and let debris into the flue. Northfield keeps its trees, and that is part of why people live here. It also means chimney tops spend decades under branches.

Two things follow. First, overhanging limbs disturb the air above a flue.
