Chimney Liner Installation in Chicago and the Suburbs

The liner is the part of your chimney that actually contains the fire. It carries heat, smoke, and combustion gases from the appliance to the outside, and it keeps those gases out of the walls and the living space. When a liner fails, everything else about the chimney becomes secondary.

How to Tell a Liner Is Failing

Liner failure is rarely dramatic. The signs are small and easy to explain away, which is why a liner problem is usually found during an inspection rather than by the homeowner.

What to watch for: pieces of clay tile or sandy mortar showing up in the firebox or on the smoke shelf, white staining on the exterior masonry, a persistent smoky or sour odor from the fireplace in warm weather, smoke rolling back into the room, rust on the damper or on the appliance vent connector, moisture or staining on the wall or ceiling around the chimney, and a fireplace that suddenly draws worse than it used to.

None of these are proof on their own. The only way to know is a video scan of the flue interior, which is part of a Level 2 inspection.

Why Clay Tile Liners Fail in This Climate

Most Chicago-area masonry chimneys were built with clay tile liners, and clay is a reasonable material with two weaknesses that matter here.

The first is thermal shock. Clay heats and cools slowly, so a rapid temperature rise — a chimney fire, or simply a very hot fire in a cold flue — cracks it. The second is acid. High-efficiency gas appliances produce cooler exhaust with far more water vapor than the appliances these chimneys were designed for. That vapor condenses inside the flue, mixes with combustion byproducts to form a mild acid, and eats the mortar joints between the tiles. Add Chicago freeze-thaw cycling to water that has soaked into the masonry and the joints open up further.

Once tiles are cracked or joints are open, the flue no longer contains what it is supposed to contain, and there is no practical way to repoint tile joints from the outside. Relining is the fix.

Stainless Steel Relining: What We Install

We reline in stainless steel, and the alloy is chosen for the fuel. 316Ti is the standard for wood-burning appliances and for anything that may see high temperatures or creosote. AL29-4C is used for high-efficiency condensing gas appliances, where acid resistance matters more than heat resistance. Using the wrong alloy is a common shortcut and it shortens the life of the installation considerably.

Liners come in rigid and flexible form. Rigid is used on straight flues and offers slightly better flow. Flexible liner navigates offsets and bends, which most older Chicago chimneys have somewhere. We insulate the liner where code or the appliance listing requires it, and insulation also keeps the flue warmer, which improves draft and reduces condensation.

A relining job includes sizing the liner to the appliance, removing obstructions or damaged tile as needed to create clearance, running and securing the liner, insulating, sealing the top plate and installing a cap, connecting to the appliance, and verifying draft before we leave.

Sizing Matters More Than People Expect

An oversized flue is as much of a problem as a damaged one. When a large masonry flue serves a small modern appliance, the exhaust slows and cools before it reaches the top, condensation forms on the flue walls, and draft suffers. This is extremely common in homes where a big old boiler was replaced with an efficient furnace and nobody touched the chimney.

Liner sizing follows the appliance manufacturer’s specification and the venting tables, not habit. We calculate it rather than defaulting to whatever fits.

Furnace and Water Heater Liners

The most common relining job we do is not for a fireplace at all. It is for a furnace or water heater venting into a masonry chimney that was never intended for a modern appliance. Symptoms include rust at the vent connector or on the appliance top, white efflorescence staining on the outside of the chimney, a damp basement wall near the chimney, or a water heater that will not stay lit.

When a furnace and a water heater share a flue and the furnace is replaced with a high-efficiency unit that vents through the sidewall, the water heater is left orphaned on a flue sized for both appliances. That orphaned water heater almost always needs a properly sized liner. A utility flue inspection is $205 and will tell you where you stand.

Wood Stove and Insert Liners

Any wood stove or fireplace insert vented into a masonry chimney needs a continuous liner running from the appliance outlet to the top of the flue. Connecting a stove into the bottom of an oversized masonry flue produces poor draft, rapid creosote buildup, and a genuine fire hazard. Manufacturers require the full liner in their listings, and so do we.

What Relining Costs

Liner pricing depends on the length of the flue, the diameter required, the alloy, whether insulation is needed, how many offsets the chimney has, whether damaged tile has to be removed to make room, and roof access. Those variables move the number enough that quoting a range without seeing the chimney would be misleading. We measure, scan the flue, and give you a written price. Estimates are free.

What Is Already Included in Our Liner Price

This is where liner quotes get compared badly. A cheaper number from another company often covers the liner alone, and the rest appears after the work starts: breaking out and hauling away the old clay tile so the correct diameter will fit, insulating the liner, and parging the smoke chamber so the transition from firebox to flue is smooth and sealed. Those are not add-ons in our estimates. If your chimney needs tile demolition, insulation, or a parged smoke chamber for the liner to draft properly and pass inspection, that work is inside the number we hand you before anyone starts.

We would rather write one honest figure than a low one that grows. If you are holding a cheaper quote, ask that company in writing whether tile removal, liner insulation and smoke chamber parging are included, and what each costs if they are not. The answer usually explains the gap.

Warranty, Code, and Insurance

The liners we install carry a lifetime warranty on the material for the original homeowner. We install to the appliance listing and the applicable codes, and we pull permits where municipalities require them. Documentation matters here: a relining job done after a chimney fire is frequently an insurance claim, and insurers want the inspection report, photographs, and scope in writing. We provide all of it.

Does your liner price include removing the old clay tile?

Yes. Tile demolition and removal, liner insulation where the appliance or code calls for it, and smoke chamber parging are included in our liner estimate rather than billed as extras once the job is open.

How long does a stainless steel chimney liner last?

A correctly specified and installed stainless liner is a lifetime component for most homeowners, and the ones we install carry a lifetime material warranty for the original owner. Using the wrong alloy for the fuel is what shortens that life.

Does my furnace need a chimney liner?
