What chimney masonry repair covers

Masonry repair is the structural half of chimney work: the crown at the top, the brick and mortar of the stack, the wash and shoulders where the chimney steps in, and the joint between chimney and roof. It is separate from sweeping, and it is what you need when the problem is water rather than soot.

Crown repair and replacement

The crown is the sloped concrete cap covering the top of the chimney, and it is the single most common point of failure on Chicago-area chimneys. It is exposed to everything, it is often built too thin, and it frequently sits flush with the brick instead of overhanging. Once it cracks, water runs straight down between the flue tile and the masonry, and the damage moves inward where you cannot see it. Hairline cracking can be sealed and resurfaced. Spalling and brick replacement

Spalling is what happens when water gets into a brick, freezes and blows the face off it. It looks cosmetic at first. It is not: the exposed core absorbs water far faster than the original face did, so a few spalled bricks in one winter become a spreading patch in three. Isolated bricks are cut out and replaced. Large areas are usually better rebuilt, because piecemeal replacement into saturated brickwork does not last.

Mortar joints

Mortar is designed to be the sacrificial element and it wears out long before brick does. Repointing at the right moment is the cheapest structural work you will ever do on a chimney; leaving it until the joints are deep is how a repoint becomes a rebuild. See tuckpointing.

Rebuilds above the roofline

When brick has spalled through, when the stack is out of plumb, or when the mortar has failed to the point where there is nothing sound to point into, the section above the roofline gets taken down and rebuilt. It is a bigger job and we do not recommend it lightly, but it is the honest answer on a chimney that has had thirty years of deferred maintenance.

Waterproofing, and what it will not do

A breathable water repellent on sound brick is genuinely useful. It reduces absorption while still letting the wall dry outward. What it cannot do is bridge open joints, seal a cracked crown or rescue spalled brick, and applying it over those defects traps water in the wall and makes matters worse. Repair, then treat.
