    Overall did a great job and we are happy with the final finish and new caps on both our chimneys. The landscaping got somewhat mashed, but not sure what they could have done to avoid that. Communication was very good, and the crew was respectful and pleasant to deal with. They were more costly than some other quotes I received but they actually showed up and got the work done in a very timely manner. I would recommend them.

    Rufino took the time to explain each step of the project and why certain things were done. He also provided before and after pictures of the chimney work. The crew was very friendly and did a great job protecting our home during the project as well as cleaning up after the work was done.     Chimney Monkey was quick to come give us a quote & scheduled work in a timely manner.
    The team of 3 finished replacing our chimney crown in a day and a half. The office was easy to work with & responsive to phone calls.

    We are mostly happy with the work they did. There were a few things that could have been done in a tidier manner (some concrete smears were left behind on our red brick & the metal flashing underneath the concrete is slightly uneven on 2 of the corners). This is our first chimney crown replacement, so I have no idea if these are normal things or not.

    Update: I originally rated them 4/5 stars but changed the rating to 5/5. They were very quick to follow up about the bits we weren’t totally happy with. Brad came today to visually inspect the work & called me to explain what I was seeing. I’m satisfied with the service we received & would definitely use them again.

    Tech was very thorough and very helpful. Even though we have more work to be done, he was very clear on details of it all.

    Update: Work was done by Rufino and his crew. They were quick, detailed, and service-focused. Very clean during and after the job (exterior work is messy). They did great.

    We are very happy with their service. My family had just moved into our home, and wanted to have our fireplace inspected and cleaned, as it looked like it needed it before use. I am glad we did after seeing the camera footage and the pictures of the inside, as they were able to show us how dirty it was, and point out all the safety issues the previous homeowners hadn’t taken care of that would have caused us many more problems down the line.     I am truly impressed with the service I received. The removal of the old stove was challenging (even needed some tile replacement, which they took care of immediately) and installation of the new stove was not easy either. The crew was super considerate, super clean and professional. I can say only good things about these guys. Brett was great at finding me the right stove (for a best price possible) and took the time to explain how to operate it.     The Don Skrinar Recreation Center is a public facility located in the center of downtown Highwood. Highwood is also the host to the Midwest Young Artists (MYA) facilities and The Performer’s School. The Fine Art Studio of ROTBLATT-AMRANY which is owned by Julie Rotblatt-Amrany is located there, near the old village of Fort Sheridan.

    The residents of Highwood are served by the Township High School District 113 and the North Shore School District 112. Oak Terrace school, part of the North Shore School District 112 school district provides services to grades K – 5th.     Short Stacks, Close Neighbors and Draft

    When houses sit this close together, chimney height stops being a formality. A flue has to terminate high enough above its own roof and clear of anything nearby, or the chimney competes with wind coming off adjacent rooflines and the trees along the lakefront. The symptom is a fireplace that drafts fine on some days and pushes smoke into the room on others, usually when the wind is out of the east. Homeowners tend to treat that as the fireplace being temperamental. It is usually geometry. We measure the termination height and the surrounding obstructions during the inspection, and where the chimney falls short the correction is typically a stack extension or a different cap, not a rebuild.

    Older Masonry and Water

    Pre-1950 chimneys in Highwood were built with soft brick and lime mortar, which are not defects. They are how chimneys were built, and they hold up well as long as water is kept out of them. Once the crown cracks or the joints open, the freeze-thaw cycle takes over: water soaks in, freezes, expands, and pushes the face off the brick a little more each winter. By the time brick faces are on the ground, the repair has gone from repointing to rebuilding. We look at the crown, the joints, the flashing and the cap as one water system, because that is how water treats them. When the masonry is still sound, repointing and a proper crown with a drip edge will add years to it. When it is not, we say so.

    Appliance Flues in Converted Buildings

    Highwood has a lot of buildings that have been heated three or four different ways since they were built. The chimney that once served a coal furnace may now vent a modern water heater alone, which leaves the flue badly oversized. Exhaust cools, condenses and attacks the liner and mortar joints from the inside. This is a documented safety condition rather than a maintenance preference, because appliance exhaust carries carbon monoxide. We inspect the utility flue at the same rate as a fireplace, and where a liner is needed we size it to the appliance.

    Rental and Multi-Unit Buildings

    We work with owners and managers of two-flats and small apartment buildings here. For those we schedule the building in one visit, inspect each unit’s flue separately, and provide per-unit documentation you can hand to a tenant or keep on file. Shared flues, when we find them, get flagged specifically: two appliances sharing one flue is a common finding in buildings of this age and it is not something to leave unresolved.

    My fireplace smokes into the room when the wind blows. Is the chimney dirty?
    Sometimes, but in Highwood it is more often height and nearby obstructions. We measure the termination and check the surrounding rooflines. If the flue is short, the fix is usually an extension or a different cap rather than anything structural.

    The brick faces are flaking off my chimney. How urgent is that?
