Chimney Monkey Workmanship Warranty — Limited Warranty of Chimney Monkey LLC. Version 1.2, effective November 5, 2026. This page is the warranty that comes with our work, and the same terms are printed on your estimate and invoice. If anything here is unclear, call or text 847-994-4388 or write to [email protected].
2-3-12: one step past the residential standard
The residential construction standard is 1-2-10: one year on workmanship and materials, two years on systems, ten years on structure. That is the structure of new-home builder warranties nationally, and Illinois law requires even less — most Illinois contractors owe the one-year correction period of a standard construction contract, and nothing in writing beyond it. Chimney Monkey’s warranty is one step longer at every tier, and it is our own labor-and-materials warranty, in addition to the manufacturer warranties we pass on to you. Every tier stays in force with one condition: the chimney or appliance is inspected once a year by a qualified chimney professional.
on everything we install or repair
fireplaces, inserts, stoves, gas logs, dampers, dryer vents, caps, chase covers, flashing, waterproofing, tuckpointing
crowns, chimney and firebox rebuilds, smoke-chamber parging, chimney liner installations
The one condition that applies to everything below: an annual inspection
Chimneys and venting systems are exposed to fire, water, freeze–thaw and corrosive flue gases every season. Every warranty on this page stays in force only while the chimney or appliance is inspected at least once every 12 months by a qualified chimney professional — Chimney Monkey or another qualified company — and the inspection report is kept. NFPA 211 calls for an annual inspection regardless of how much the fireplace is used. If a year passes without a documented inspection, the warranty on that system lapses. Inspections are a paid service.
Warranty by service
Terms at a glance. The tier sections below carry the detail, conditions and exclusions for each line. Where a stainless-steel product carries the manufacturer’s limited lifetime warranty, that warranty runs alongside ours.
✓ Green = Chimney Monkey’s term is longer than the residential standard.

Tier 1 — 2 years on workmanship and materials, everything we install or repair
Any work not listed in a longer tier below carries two years on our labor and on the materials we supplied: refractory panels, galvanized or painted caps, hardware, small masonry and sealing repairs, parts we install during a service call. Parts carry the manufacturer’s own warranty in addition. Cracking of refractory caused by skipping the curing procedure we leave with you is excluded by every panel manufacturer and by us.
Tier 2 — 3 years on venting and appliance systems
- Gas inserts, wood inserts, stoves, direct-vent, factory-built and retrofit fireplaces, electric inserts and fireplaces: the unit and its vent system carry the manufacturer’s warranty, which we register for you. Our installation is warranted for 3 years. Gas appliances also require an annual service by a technician trained in gas hearth appliances to keep the manufacturer’s warranty in force.
- Vented and ventless gas log sets, valves, pilots and remotes: manufacturer’s warranty on the parts, stated by brand on your estimate; our installation is warranted for 3 years. Customer-supplied log sets carry no material warranty from us.
- Lock-top and throat dampers: manufacturer’s warranty on the damper; 3 years on our installation and on cables and chains.
- Stainless-steel rain caps and multi-flue caps: the manufacturer warrants the stainless steel against rust-through for life; our installation (attachment and the seal at the crown or flue) is warranted for 3 years.
- Chase covers: stainless-steel covers carry a lifetime manufacturer warranty against rust-through; our fabrication fit, fastening and sealing are warranted for 3 years. Copper and painted covers: per the supplier’s terms, stated on your estimate.
- Flashing replacement and resealing — flashing, shoulders, chimney-to-structure joints, top tiles, firebox face: 3 years against water entry at the work we did.
- Chimney wash and water repellent: the water-repellent product carries its manufacturer’s warranty (currently 10 years for the product we use); application is warranted for 3 years. Staining and efflorescence removal are not guaranteed.
- Crown resurfacing and crown waterproofing: 3 years on workmanship; the coating product carries its manufacturer’s warranty, which we pass on to you. Applies only to crowns our inspection report described as structurally sound.
- Tuckpointing and partial masonry repairs: 3 years on workmanship and materials. The repaired masonry is sealed against water as part of the job; the warranty covers the work as sealed. Failure of the surrounding original mortar is not a defect in our work.
- Dryer vent reroutes, roof vents and vent covers: 3 years on workmanship and materials. Lint build-up from lack of cleaning is not a defect.
Tier 3 — 12 years on structural work
- Crown replacement and full crown rebuild: 12 years on materials and workmanship against cracking that admits water and against separation from the chimney.
- Full chimney rebuild above the roof line: 12 years on materials and workmanship.
- Firebox partial and full rebuilds: 12 years on workmanship and firebrick, once the firebox has been cured and broken in as instructed.
- Smoke-chamber parging: 12 years on workmanship against delamination and open joints.
- Fireplace flue liners and utility (furnace / boiler / water heater) flue liners: the stainless-steel liner carries the manufacturer’s limited lifetime warranty for the original owner; we register it and give you the paperwork. Our installation — sizing, insulation where required, connections, termination and top plate — is warranted for 12 years. Both warranties require the annual professional inspection above, no corrosive chemical cleaners, no burning of trash, treated lumber or driftwood, and a professional inspection before the chimney is used again after any chimney fire. If the appliance served by a utility liner is changed, the liner must be re-evaluated for the new appliance; damage from an appliance the liner was not sized for is not covered.
What carries no warranty — and what we do instead
Sweeps, inspections at every level, fireplace and dryer-vent cleaning, obstruction and deceased-animal removal, gutter cleaning, service calls and planning visits are services performed on a given day. They describe or improve the condition of the system on that day; they cannot guarantee how the system performs afterwards, and an inspection report is not a guarantee of future safety.
Our 60-day re-check: if something we cleaned or cleared is not right within 60 days of the visit, tell us and we come back at no charge to look at it and correct our work. Gas service calls and gas log refreshes carry 60 days on the work performed.
What is not covered
- Chimney fires, lightning, storms, falling objects, earthquakes, flooding, settlement of the house.
- Work by others, or changes to the system by others, after our work.
- Defects we identified in writing and that were not repaired — our report tells you what else the system needs.
- Painting or sealing of our masonry work by anyone else (paint voids masonry warranties).
- Misuse: burning trash, treated or painted wood, driftwood or coal in a wood appliance; over-firing; running an appliance against the manufacturer’s instructions.
- Appliance or fuel changes after installation without re-evaluation of the venting.
- Normal wear of consumables: gaskets, glass, remotes, batteries, thermocouples, log-set embers and sand, surface checking of refractory.
- Water entering through roofing, siding or structures outside the scope of our work.
- Any system without the annual professional inspection described at the top of this page.
How a claim works
- Call or text 847-994-4388 or email [email protected] within 30 days of noticing the problem. Photos help.
- We schedule a visit in our normal order of work. If the problem is covered, the visit and the correction are at no charge. If the cause turns out to be excluded, our standard inspection fee applies — we tell you this before we come.
- We repair or replace the defective work at our option, including labor. We do not give cash refunds, and we are not responsible for consequential damage such as damage to contents or loss of use, to the extent Illinois law allows this limitation.
- For manufacturer warranties we help you file the claim; the manufacturer, not Chimney Monkey, decides it.
Who the warranty belongs to
The warranty belongs to the customer named on the invoice, for the service address on the invoice. Tier 2 and Tier 3 warranties transfer once to the next owner of the same house for the remaining term, provided the annual inspection record is unbroken; the manufacturer’s own transfer rules apply to the materials. Tier 1 warranties and re-checks do not transfer.
Your rights
This limited warranty gives you specific legal rights; you may also have other rights that vary by state. For home repair work over $1,000, Illinois law requires a “Home Repair: Know Your Consumer Rights” pamphlet and a signed acknowledgment before the contract is signed; if you have not received yours with a qualifying estimate, ask the office. Manufacturer warranties are separate documents with their own terms. “Residential standard” on this page refers to the 1-2-10 structure used by new-home builder warranties and the one-year correction period of standard construction contracts; it is a description of common practice, not a legal requirement in Illinois.
