The City of Prospect Heights is located in Cook County in the northwest suburbs of Chicago. Carlton Smith and Allen Dawson, settled along Elmhurst Road and built their first homes there on farm land that was previously there. Today the city continues to evolve and grow, and attracting many new businesses along with centers of economic development.
The City of Prospect Heights has many long time residents that have planted roots in the community dating back to it’s beginnings. Prospect Heights still has single family homes with half-acre lots which is a rarity in the Chicago Metropolitan Area. One of the reasons they chose to stay in Prospect Heights are the great school districts, specifically Prospect Heights School District 23. Prospect High School is a great high school located in the community and is one of the highest achieving high schools in the state of Illinois. There are approximately 2200 students which come from a very diverse background. There are as many as 30 different languages listed as the primary language that is spoken in the home of the students.
The Prospect Heights Library District attracts people from all around the area. It is a small and cozy library, located in a green, wooded residential area. It offers many programs for it’s residents. Some of those programs include book clubs for both kids and adults, story times for children from babies and toddlers to elementary aged kids, along with a huge variety of unique arts & crafts projects.
Another interesting attraction in Prospect Heights is the Chicago Executive Airport. It is the state of Illinois’ third busiest airport. It offers private airplane lessons, along with a beautiful viewing area for those interested in seeing the magic airplanes fly and dazzling runway lights.

Short Stacks and Wind-Dependent Smoking
Ranch and split-level construction puts a chimney top closer to its own roof than a two-story house does. A flue has to terminate high enough above that roof and clear of anything nearby, or it competes with wind coming off the roofline. The symptom is a fireplace that drafts fine on calm days and pushes smoke into the room when the wind is up.
Homeowners tend to treat that as a temperamental fireplace. It is usually geometry. We measure the termination height and the surrounding obstructions during the inspection, and where the chimney falls short the correction is typically a stack extension or a different cap, not a rebuild.
The Appliance Flue After a Furnace Swap
The original chimney here was sized for a mid-century furnace and a water heater venting together. When the furnace was replaced with a high-efficiency unit and vented out a side wall, the water heater was left venting alone into a flue several times larger than it needs. The exhaust cools on the way up, condenses, and the moisture attacks the liner and mortar joints from the inside.
What we find is white staining and deteriorating joints inside the flue, soft mortar at the top, and in the worst cases a liner shedding into a flue venting an appliance that produces carbon monoxide. The correction is a properly sized stainless liner. We inspect that flue at the same rate as a fireplace.
Mature Trees and What Gets In
Much of Prospect Heights has decades of tree growth over it now, and a chimney under canopy collects what falls on it. Leaves and twigs build up on the cap and in the flue, and an open or damaged cap is an invitation to squirrels, raccoons and chimney swifts.
