    A chimney on a bluff lot takes weather from directions an inland chimney never does. Driven rain off the lake soaks the windward face, then the temperature drops overnight and the water in the masonry freezes. Repeat that through a winter and you get open joints on one face of the stack while the other three look fine. That is why we look at the whole water path rather than the one thing you noticed: crown, cap, joints, flashing and the top course of brick. Correcting a crown while leaving open joints on the lake side means the water simply takes the second route.

    Tall Stacks and Rope Access

    Lake Bluff has plenty of three-story houses with steep roofs, and a chimney top thirty-five feet up a ravine-side roof is not a ladder job. Some of our technicians are SPRAT-certified in rope access, which means we can work safely on stacks and pitches that would otherwise need scaffolding. For the homeowner that usually means the inspection and the repair happen sooner and without a staging bill.

    Historic Homes and What Gets Preserved

    On older village houses the chimney is part of the architecture, and the right repair is often the one that keeps the original brick. Where the top courses are past saving, a roofline-up rebuild reusing salvaged brick keeps the look while fixing the structure.     A lot of Lake Bluff houses have a flue nobody has used in twenty years: a bedroom fireplace, an old kitchen hearth, a stove flue from a previous heating system.     Yes. The inspection is the service: we document the condition with photographs and, where conditions allow, a camera survey of the flue, then tell you what needs correcting now, what is maintenance, and what can wait. The report is yours whether or not we do the repair.
