Multiple Flues in One Stack
A Glencoe house with four fireplaces does not have four chimneys. It usually has one masonry stack carrying four separate flues, plus the furnace and water heater. Each flue is its own system with its own liner and its own condition, and a chimney that looks sound from the driveway can have one flue in good shape and another with tile missing. That is why we inspect by flue rather than by chimney, and why the report lists them separately. It is also why relining several flues in one visit costs considerably less than doing them one at a time across different years, because access and setup are most of the job.
Trees, Ravines and Draft
Glencoe’s tree canopy is part of the village’s character, and it affects chimney performance in a way homeowners rarely connect. A flue needs clear air above it. Branches overhanging a chimney top, or a stack that no longer terminates above nearby obstructions after decades of tree growth, will produce the same symptom as a blocked flue: smoke spilling into the room on windy days, a fire that will not establish draft, a smell that will not clear. We measure termination height and check surrounding obstructions during the inspection. Sometimes the answer is trimming, sometimes a different cap or extending the stack. It is rarely a rebuild, and we will tell you plainly when the fireplace itself is not the problem.
Water at the Top of the Stack
Tall chimneys on exposed lots take driven rain and freeze-thaw cycles harder than anything sheltered inland. The crown cracks, joints open on the weather face, the cap rusts or goes missing, and water starts moving down inside the masonry. By the time it shows as a stain on a bedroom ceiling it has usually been traveling for a while. We look at the crown, cap, joints and flashing as one water system, because water treats them as one. Correcting a crown while leaving open joints on the lake side means the water simply takes the other route in.
Historic Homes and the Right Repair
On older Glencoe houses the chimney is part of the architecture, and the right repair is often the one that preserves the original brick. Where masonry is sound, repointing with an appropriately soft mortar keeps it: modern high-strength mortar in a soft-brick chimney does more harm than good, because the brick face fails before the joint does. Where the top courses are past saving, a roofline-up rebuild reusing salvaged brick keeps the appearance while fixing the structure. Is it cheaper to reline several flues at once?
