Park Ridge Chimney Questions
What is glazed creosote and can it be brushed out?
It is third-stage creosote, hard and tar-like, and brushing will not shift it. It has to be broken down with a chemical treatment and then removed mechanically.
My chimney is unlined. Is it safe to use?
Not for a modern appliance. An unlined or poorly lined flue allows heat and combustion gases into the chimney cavity. A stainless liner brings it back into service.
Why is there a gap between my chimney and the house?
Usually differential settlement on clay soil, because the chimney has its own footing. It needs assessing to see whether movement is ongoing before anything is patched.
Can I keep my original mantel if I convert to gas?
Yes. An insert fits inside the existing firebox opening and leaves the surround and mantel untouched.
How often should a heavily used fireplace be swept?
At least annually, and mid-season if you burn more than a cord of wood a winter.

Flat rates as of July 2026: a chimney sweep is $335 with the Level 1 inspection included, a Level 1 inspection on its own is $205, the same rate covers a utility chimney serving a furnace or water heater, and a Level 2 inspection with a camera survey of the flue is $295. A fireplace liner runs roughly $200 per linear foot, so most complete liner jobs come in between $3,000 and $4,000. Masonry repairs are quoted in writing after inspection.
