Restoration is what we call the work of bringing a neglected chimney back to full service — structurally sound, properly vented, weather-tight, and looking like it belongs on the house. It sits between piecemeal repair and full reconstruction, and for the older housing stock across Chicago and the North Shore it is often exactly the right scope.

Restoration, Repair, and Rebuild Are Different Things

These words get used loosely, so here is how we use them. Repair addresses one defect: a cracked crown, a failed cap, a section of open mortar joint. Restoration addresses the chimney as a whole system — masonry, crown, cap, flashing, liner, firebox, and appearance — and returns it to sound working condition, keeping the original material wherever it can be kept. Rebuilding takes the structure down and constructs it again, because the original material can no longer be kept.

Restoration is the right scope when a chimney has multiple problems that have compounded, when the masonry is still fundamentally sound, and when the appearance of the original brickwork is worth preserving. That describes a great many Chicago-area chimneys.

What a Restoration Typically Includes

Every restoration starts with a full inspection, including a video scan of the flue, so the scope is based on evidence rather than what is visible from the driveway. A typical scope then covers some combination of the following.

Cutting out and repointing failed mortar joints with matched mortar. Replacing spalled and cracked brick with matched units. Removing and rebuilding the top courses where they have deteriorated. Removing a failed mortar wash and pouring a proper reinforced crown with overhang and drip edge. Replacing step and counter flashing at the roofline. Relining the flue in stainless steel where the clay tile has cracked or the flue is oversized for a modern appliance. Rebuilding the firebox in firebrick and parging the smoke chamber. Installing a stainless cap. And applying a breathable masonry water repellent so the wall can dry outward while shedding rain.

Not every chimney needs all of it. The proposal is itemized so you can see what each piece costs and stage the work if you want to.

Historic and Older Homes

The North Shore and Chicago’s older neighborhoods have a lot of chimneys built before 1940, and they need a different approach than post-war masonry. Older brick is softer and more porous. Original mortar was lime-based, softer than the brick, and designed to accommodate movement. When someone repoints one of these chimneys with a hard modern Portland mix, the mortar becomes stronger than the brick, movement stress transfers into the brick faces, and the brick spalls. We have undone a lot of that.

On older chimneys we match mortar composition and strength, not just color, and we match joint profile so the repair does not read as a stripe. Where decorative brickwork, corbelling, or chimney pots are part of the character of the house, we preserve and reset them rather than simplifying the detail away.

Making an Unused Chimney Usable Again

A common restoration request: the chimney has not been used in twenty years, the owners want a working fireplace, and nobody knows what condition anything is in. That project starts with a Level 2 inspection and usually involves clearing the flue of debris or an animal nest, evaluating the liner, repairing or rebuilding the firebox and smoke chamber, and addressing whatever has happened to the exterior masonry over two decades of no maintenance.

Sometimes the answer is that the original flue should not be brought back into wood-burning service, and the better path is a gas insert or a direct-vent fireplace installation with a new liner. We will tell you when that is the case.

What Restoration Costs

Restoration is priced by scope, and the scope comes from the inspection. The variables are the size and height of the chimney, the number of flues, how much of the masonry needs work, whether the crown and flashing are being replaced, whether relining is included, roof pitch and access, and how much of the original material is being preserved rather than replaced.

Why Restoring Usually Beats Waiting

Chimney deterioration is not linear. Water that gets past a failed crown accelerates mortar loss; lost mortar lets in more water; saturated brick spalls; spalled brick absorbs still more water. A chimney that needs a few thousand dollars of restoration this year can need a rebuild in five if nothing is done, because each failure feeds the next.

The other reason to act is that the flue is a safety system. A cracked liner or a deteriorated smoke chamber puts combustion gases where they should not be, and that risk does not wait for a convenient budget year.
