Wilmette is dense with 1920s brick colonials, and the chimneys on those houses share a design problem: terra cotta liners set in a stack that was built for a coal furnace and later asked to vent a gas one. Gas produces acidic condensate, terra cotta does not like it, and after several decades the tile is cracked and the mortar between sections is gone. Relining is the usual chimney repair here.
