Chimney Repair in Evanston
Evanston has one of the oldest intact housing stocks on the North Shore, and that shows up in the chimneys. Most of the frame and brick homes between Ridge and the lake went up between 1895 and 1930 with soft lime mortar and clay tile liners that were never designed for a modern gas furnace. Add a hundred winters of lake-effect freeze-thaw and the result is spalling brick, open bed joints and cracked crowns. We do chimney repair, relining, crown replacement and masonry repair throughout the city, from the historic districts to the newer builds west of Green Bay Road.
Fireplace Installation and Conversion
Many Evanston fireplaces were built for coal, converted to wood, and then abandoned. If yours has a cracked firebox or a flue too small to draft safely, a sealed gas unit is usually the practical fix. We handle gas fireplace installation, including direct-vent inserts fitted into existing masonry openings in landmarked and historic-district homes where the exterior cannot be altered.
Lakefront Weather and Older Masonry
The closer a chimney sits to the lake, the harder the weather works on it. Wind-driven rain saturates the windward face, and the freeze that follows lifts the mortar out of the joint. Sealing alone will not fix that; the joints have to be cut out and repointed with a mortar soft enough to match the original brick.

My house is in a historic district. Can you still repair the chimney?
Yes. Repointing and crown work generally do not require a certificate of appropriateness when materials and profile match, but we will tell you when a permit or review is likely and work to the original mortar colour and joint profile.
What mortar do you use on old Evanston brick?
A lime-rich mix matched to the original. Modern Portland-heavy mortar is harder than century-old brick and will destroy the brick face rather than the joint.
Do I need a sweep if I only burn a few fires a year?
You still need the annual inspection. Light use produces little creosote but does not prevent nesting, water damage or liner cracks.
Can you inspect a chimney in a rental property?
Yes, and we provide a photographic report you can keep on file for tenants or insurers.
How long does repointing an Evanston chimney take?

A fireplace liner runs roughly $200 per linear foot, so most complete liner jobs come in between $3,000 and $4,000. Masonry repairs are quoted in writing after inspection.
