Lake Forest has the tallest and most complicated chimneys we work on. Estate homes east of Green Bay Road were built with multi-flue stacks rising thirty feet or more above the roof, often with slate or tile roofing that has to be walked carefully or not at all. A chimney sweep here is planned work: we assess roof access first, and on fragile roofs we work from the interior and from staging rather than putting weight on slate.

Will you walk on my slate roof?
No. Slate and clay tile break under foot and are expensive to replace. We work from staging, ladders set on protection, or from inside the flue.
When is the best time of year for chimney masonry work?
Late spring through early autumn. Mortar needs sustained temperatures above freezing to cure properly, so winter rebuilds are a false economy.
What do you do with fireplaces we do not use?
They can be capped and sealed to stop draft and water while leaving the option to reopen them later. They still need an annual visual check.
Can you match historic mortar?
Yes. We match colour, aggregate and hardness, using a lime-rich mix appropriate to the age of the brick rather than a standard modern mortar.
How long does staging add to a project?
Typically a day at each end, and it should be included in the written quote rather than appearing later as an extra.

Flat rates as of July 2026: a chimney sweep is $335 with the Level 1 inspection included, a Level 1 inspection on its own is $205, the same rate covers a utility chimney serving a furnace or water heater, and a Level 2 inspection with a camera survey of the flue is $295. A fireplace liner runs roughly $200 per linear foot, so most complete liner jobs come in between $3,000 and $4,000. Masonry repairs are quoted in writing after inspection.
